Important decisions should not be taken lightly. That is why it is of utmost importance to weigh up the advantages and disadvantages of buying a newly built flat. A few weeks ago we told you the reasons why a newlybuilt flat is better than a used one, but today we want to focus on the positive and negative aspects of this type of housing.
In case you are still not clear about what exactly a newlybuilt flat is, itis a property bought from the developer once it has been built, as long as it has not been usedcontinuously for a period of two years or more by people other than the purchasers. Another exception are ‘new flats’ owned bybanks, as they have previously been sold by the developerto the bank.
Advantages of a newly built flat
Undoubtedly, the advantages of a newly built flat are more numerous than the disadvantages. However, we are going to analyse each of them in detail.
Brand new flat. You will be the first to set foot in your new flat. You will not have to inherit the contingencies that, in other circumstances, the previous owners would have caused. The developer will hand over the property to you in impecable condition. In the case of a new home, the property will be newlybuilt and its installationswill be in excellent condition for its use.
Long conservation. The brand new flats have been built with top qualitymaterials and state-of-the-art finishes. The design of the property will have taken into account the functionality of its spaces, so its distribution is more intelligent and practical than in an older property. Likewise, the installation of its electrical and plumbing system has been carried out with the greatest of guarantees. All these virtues ensure the durability of a flat that will be preserved over time.
Enjoy the comunal areas. Most new developments are usually located in residential areas and/or urbanisations that include comunal areas that allow you to enjoy your new purchase beyond the home itself. Gardens, children’sareas, sportscourts and swimming pools are valuable extras that you will often not find in second-hand flats or that you will have to pay a high Price for.
Parking facilities. Many new flats are locatedon the outskirtsor in expanding neighbourhoods where parking is often much easier to find than in the centre of large cities. In addition, and for the same reason, the price of parking spaces is usually not so prohibitive.
Up to ten years of guarantee. Buying a new-build flat can sabe you a lot of trouble, as it includes up to three types of guarantees that cover defects in finishes (oneyear), construction elements (threeyears) and structural elements (ten years). Apart from all the guarantees that a new house offers, the purchase contracts are linked to a series of clauses that facilitate claims if the promoter has not fulfilled what was promised.
Energysavings. As accredited by their mandatory energy efficiency certificate, new homes are built with materials that offer greater thermal and acoustic insulation. An improvement that affects both the quality of life (lessnoise) and the energy consumption bill that you will pay every month (a property with category A has an energy saving of up to 95% compared to one with label G).
Forget about renovations. Renovations are one of the biggest headaches when buying a used home. Assuming all these set back is unthinkable in a new-build flat, which you will also have been able to customise if you bought it off plan. These brand new homes do not need a face lift before you move in and their distribution corresponds better to the tastes and needs of the current buyer, as many developers allow you to customise the houseyou are going tobuy as say pisos alquiler barcelona
